It’s good to know you’re in safe hands. That’s why I have created a clear design process in three stages, giving you confidence and support at every point, but also allowing for collaboration and conversation as your home takes shape.
Stage 1
0 - Pre-design (design brief, research, and preparation of existing measured drawings)
1 - Schematic Design
2 - Design Development
3 - Planning Application
Your journey starts with a design brief, budget and site conditions and considerations. Ideas are formed and tested, and typically two sketch plans are presented. A full concept follows, with 3D modelling to examine the external form and spaces. Working with your feedback, I work closely with you and my team of trusted consultants during Design Development to refine the concept, including more detailed drawings and selection of materials and finishes. If planning is required, this will occur here too.
Timing: about 4 months until lodgement with Council (+ Council approval time)
Stage 2
4 - Construction Documentation, including interior joinery documentation
5 - Contractor Selection (Tender)
With your project underway, I’ll create all the technical drawings, interior joinery drawings and specification (everything needed to invite tenders, obtain a building permit and for use in construction). Together, we’ll review the design against the budget and I’ll coordinate the documentation by other consultants. Following this, I’ll create a shortlist of preferred builders, obtain costs for construction and negotiate on your behalf while preparing the contract documents.
Timing: about 4 months
Stage 3
6 - Contract Administration
With all documentation approved, your build can begin! During this stage, I act as your trusted guide all the way through to practical completion, or in other words, when you can move in. I make site visits, check the quality, assess variations and progress, manage any changes and ensure your design intent is carried through. As we move towards finishing, this is an exciting part of the process, seeing your hard work pay off and finally a home you can call yours.
Timing: about 10 - 12 months
